Located just two and one-half hours northwest of Denver and eight miles northwest of Kremmling via US 40 and Colorado Highway 134, Gore Pass Ranch is a 2,300 acre high country working cattle ranch in the heart of Grand County’s Middle Park. A private jet accessible airport is located in Kremmling. Ranging in elevation from 7,570 to 8,300 feet, this highly productive ranch has extensive stored and free-flowing water rights which irrigate over 800 acres. The ranch has USFS and Colorado State Land grazing permits, produces 1,200 to 1,400 tons of mountain meadow hay each year without fertilization, and is owner-rated at 400 pairs year-round.
Recreational opportunities are abundant. With two miles of Pass Creek flowing through the property and co-ownership of Hinman Reservoir, the ranch offers excellent angling potential. Wolford Mountain Reservoir is within one mile, and a portion of the ranch lies adjacent to the Arapaho National Forest, offering renowned big game hunting and outstanding snowmobiling. World class alpine skiing is nearby at Steamboat Springs to the north, or Keystone, Copper Mountain and Breckenridge to the south.
The upper 200 acre tract has direct National Forest access. The ranch is under a conservation easement with CDOW to protect wildlife, including big game, sage grouse, waterfowl and fish habitat.
Cattle drives are alive and well at Gore Pass as each spring pairs are moved from the meadows, through the high country, and onto state and national permit lands. Three existing homes are clustered in a central location on the property. There are also outbuildings, including working corrals and barns.
